You can file an ejectment case against the previous owner. You can also include Pagibig in the case so they can testify that you are now the rightful owner of the property. I am willing to take your case for 100k, payable as follows: 50k upon acceptance; 50k after the actual filing of the ejectment (unlawful detainer) case.
