Airbnb in Thailand
I'm planning to operate a short-term rental business in Thailand. I gathered a bit of information I needed and tried to figure out how to enter the market, and I needed legal advice concerning a somewhat gray area of it. (I will manage a property that complies with the exception clause of the hotel license[<8 rooms, <30 people]. It wouldn't be a part of a condominium, and without owning a property I will make a lease contract that permits a sub-lease activity.) 1) Can I start it as a foreign individual, not setting up a company? If possible, I want to start as an individual and then set up an LLC. Some say it's possible but I couldn't find a specific reference for that opinion. 2) I know there are local regulations that specify conditions of short-term rental, but is there a specific one that prohibits a foreigner from operating or that has more strict standards than others?

1) In Thailand, you can do business by individual or setting up a company. However, if owner is foreigner, may cannot do most business unless get approved by governor officer or some section form Thai regulations. Presently, LLC need 3 persons for set-up.
