The law firm administers residential rental properties, commercial rental properties, dormitories, day care institutions for children and young people, senior housing and elderly housing.
We handle all matters relevant to property administration regarding the properties, e.g.:
Collection of rent, heating, etc.
Payment of bills and control of property expenses, including mortgages, insurance, subscriptions, etc.
Accounting.
Responding to inquiries from owners, residents, etc.
Contact caretakers.
Preparation of lease agreements for residential and commercial leases.
Issuance of heating and water accounts.
Notification of rent increases.
Participation in general meetings.
Legal advice regarding the property.
Advice on construction matters.
Each employee is responsible for a number of properties in collaboration with a lawyer. The lawyer has the overall responsibility and answers legal questions regarding the property. Furthermore, the lawyer normally participates in the annual general meeting as chairman. The employee has daily contact with tenants, craftsmen, etc. and handles all correspondence, collecting rent, etc. as well as accounting for the property's documents in an independent accounting office.
The interests of the property are therefore looked after by both a lawyer and an employee who has in-depth knowledge of the property.
