What are my legal rights given the situation as described below?

I signed a reservation agreement to buy a house in Bangkok. I put 146,000 baht deposit. In doing my due diligence, I hired an inspection company and paid them 8,000 baht. they provided me with an extensive report with pictures, listing 9 major problems that require immediate attention as they threaten the integrity of the structure, among many other things documented with pictures. I advised the real estate agent, who's also the listing agent, to advise the seller that they must complete and correct all the items listed in the report. the seller responded that they did not want to fix anything and that they would keep my deposit if I did not complete the purchase. What are my legal rights?
