I am a tenant in Ogun State. My current annual rent is ₦750,000, and my tenancy runs until March 2026. In 2025, the landlord increased the rent from ₦550,000 to ₦750,000. Recently, the landlord issued another notice stating an intention to further increase the rent to ₦1,500,000 (a 100% increase) for the next tenancy beginning after March 2026 giving us a two week notice to accept or reject. The reason the landlord gave was that rents are up around and economic conditions.
No improvements, renovations, or upgrades were carried out on the property to justify either increase.
I would appreciate your legal opinion on the following:
Whether a proposed 100% rent increase can be considered lawful or reasonable under Ogun State tenancy laws.
Whether repeated rent increases without any property improvements may be regarded as arbitrary.
My legal rights and available options if I consider the proposed rent unreasonable and choose not to renew at that rate.
