ACSL Solicitors launched in 2009. We are a team of closely knit legal professionals who all enjoy our jobs every single day. We’re based in Liverpool and we work with clients across England and Wales.

How We Work

We are happy to meet with you to discuss your specific needs, or you can communicate with us by telephone or email if you would prefer. We will always be willing to take your calls or to respond to your queries.

How much will it cost?

Where we can, we will try to offer a fixed fee service but, as each case is different, clients will always be advised of costs during initial communications and will be kept informed at all key stages of their case. You can view all of our fees here.

Buying or selling a property can be a bewildering process. It is usually called ‘conveyancing’. At ACSL Solicitors we aim to take away the uncertainty surrounding conveyancing for our clients. We do this by following simple steps:-

​WE’RE SELLING

Selling a property will involve providing lots of information relating to the property and your ownership of it. We have written an overview of the sale process in our blog here. We hope you find it useful. 

We will be there to answer any questions you have, no matter how small. We will make sure that the buyer solicitors are provided with all the information they need to allow them to move forward towards a completion date as smoothly and quickly as possible.

We’ll also deal with any outstanding mortgage registered against the property, and make sure that you know exactly how much is owed & when it will be paid from the sale monies.

Certain types of transaction will involve significant extra work, and so we charge an additional fee listed below:-
 

Shared Ownership

Where the transaction is classed as a shared ownership then we charge £175 + £35 VAT in addition to our usual costs and disbursements.
 

Leasehold Enquiries

Where we are involved in complex investigations with the Landlord or Management Company then we must make an unavoidable additional charge of £300 + £60 VAT to deal with such enquiries.
 

New Build Properties

We charge £150 + £30 VAT in addition to our usual costs and disbursements for dealing with these matters.
 

Unregistered Title

Where the property has not yet been registered at HM Land Registry we charge an additional fee of £150 + £30 VAT to prepare an Epitome of Title and deal with any enquiries relating to the unregistered title.
 

HMOs

We charge £150 + £30 VAT in addition to our usual costs and disbursements for dealing with these matters.

​WE’RE BUYING

Buying a property can be a stressful process, after all it involves one of the biggest financial commitments you will make. We will work for you to make sure the process proceeds as smoothly as possible. We will make sure that the legal title for the property is in good order. We will make sure your mortgage offer reflects what you expected. We will also conduct searches and enquiries designed to identify the risk of any problems associated with the property.

​REMORTGAGING

This is usually a very straightforward process. Usually your mortgage lender will satisfy itself that the property fits the amount of mortgage being advanced. Then we will receive the mortgage documents. We will also request searches against the property where needed, and we review the information received to make sure the property is a sound purchase, from a legal point of view. From here it usually only takes a couple of weeks to complete the process.
 
We will also register your ownership of the property, and any mortgage provider’s interest, with the Land Registry. Within a couple of weeks you should receive an electronic document confirming the new Land Registry documents confirming your ownership.
 
Only now can we begin the process of closing our file. This doesn’t mean our relationship must come to an end, you will always be free to contact us if you have any queries. Don’t forget, all existing clients receive a lifelong 10% on all of our fees.
