Real Estate

The Arnon, Tadmor-Levy Real Estate Department is not only the largest in the firm, but also one of the largest, leading and most established such departments in Israel. Our lawyers and partners have a wealth of experience and expertise, which enables them to provide a comprehensive service to the firm’s clients, covering the whole range of issues that may arise in all areas of real estate, and to the tightest schedules.

The Real Estate Department is experienced in supporting clients in real estate activities concerning private residences, offices, shopping centers, hotels, assisted living, and more. We work on real estate transactions, purchase and sale of real estate companies, combination deals, contractor agreements, purchase groups, buyer groups, urban renewal, and any real estate transaction and activity, simple or complex, regarding private land and land administration.

Representing parties on either side of the table, our clients include international and Israeli companies, investment companies, construction companies, Israeli and foreign banks, entrepreneurial companies, private entrepreneurs and other individuals. We also represent one of the leading and largest companies in the market, and handle and support a significant proportion of the projects and large transactions in the real estate sector in Israel.

Supporting clients through all stages of a transaction, our services cover due diligence, formation of transaction structures and examination of tax considerations, legal support with planning procedures, including preparing city building plans, supporting construction and contracting with executive planners, and marketing – for both sale and rental. We also undertake litigation proceedings, representing our clients before planning committees and appeals committees, in procedures regarding betterment levies, and other legal proceedings in court or in arbitration. Depending on the issue at hand, we bring in other departments of the firm, for example, Capital Markets, Tax, Litigation, and more, as required.

REAL ESTATE FINANCING

The Real Estate Department specializes in transaction financing and other financial aspects of transactions. Our partners and lawyers support clients in diverse and complex transactions, which include various types of credit (such as financial credit, Sales Law guarantees, and more), representing both financial entities that finance the transactions, including banks, insurance companies and other financial entities, and (in other cases) entrepreneurs and companies that receive funding.

In cooperation with the firm’s Capital Markets Department, we support the real estate aspects involved in syndication transactions between financiers, and financing of transactions carried out in the capital market, such as asset securitization transactions.

URBAN RENEWAL

Large parts of the State of Israel are based on ‘old’ planning that does not make optimal use of urban space. Many buildings are old and dilapidated, and are not resistant to external events such as earthquakes. This is just one of the reasons that urban renewal processes have become very common in the last decade. Indeed, such projects are a key growth engine in the Israeli real estate market.

The lawyers and partners in our Real Estate Department are involved in hundreds of urban renewal projects, of all types and from all ‘angles’, from structural strengthening projects and ‘small’ construction additions of individual apartments, to huge projects that involve the demolition of hundreds of units and the construction of hundreds, and even thousands, of new apartments in their place.

We have supported, and continue to support, every type of party that operates in the field – real estate companies, government companies (for public housing), entrepreneurs, contractors, financial entities and more. Our wide-ranging experience, and familiarity and understanding of the economic and legal interests of the parties involved, enable us to find precise and creative solutions for our clients.
