It has been over 10 years since the will was probated, but the land title and property tax bills still show the deceased executor and attorneys names as owners. I currently have no contact information for the attorney. How do I proceed to have it transferred to my name?

Hello and greetings, Based on the situation you described, simply paying the taxes is not enough to clear the title. Since the executor is deceased and the attorney is unreachable, you are facing a "clouded title" issue that requires specific legal steps to resolve. Generally, you have two main paths forward: 1. Locate the Attorney's Records: You should contact the State Bar Association where the property is located. They maintain records of attorneys who have retired or passed away and can tell you who took over their files. 2. Appointment of Successor: Because the executor on the title has passed away, you will likely need to petition the probate court to appoint a "Successor Administrator" (Administrator De Bonis Non) who has the legal authority to sign the new deed transferring the property to you. This process can be tricky after 10 years, but it is solvable. I can assist you with a low-cost consultation to guide you through the specific forms and steps needed to fix this without high legal fees. Best regards.
