Can Landlady increase rent for the first year

My landlady increased my house rent when I was not even a year in that house. My tenancy will expire next month. Not only the house rent she increased ooo, she increased the service charge, she was now saying if I can't pay, make me pack out...The  House I rented last year and u collected the agreement and commission with damages of 240k.... Please, what's your opinion on that? She increased the rent from 360k to 500k. Service charge from 70k to 100k

Although, nobody would dictate to a landlord on when and level of increment, but if the  increment is seen to be unfair or unreasonably high, you have the right to challenge it in court for reduction.
