Can my landlord serve me a notice to quit when my rent is still active?

My rent is due 01/04/2026, my landlord sold the house, and the new owner gave me a 6-month notice to quit, which is due by 31/01/2026, stating a refund of my rent pro rata by the time I quit.

The notice is in this circumstance is void as it contravenes the provision of law respecting issuance of statutory notice to quit. It would be operative if it's expiring at the anniversary of your tenancy, which means that the length of notice would extend beyond 6months and expire on the midnight of 6/0/2026.
