CHAMAN LAW FIRM
Thank you for your question. According to the Lagos State Tenancy Law 2011, a landlord cannot unilaterally commence renovations during a subsisting tenancy without the tenant's consent, as this violates the tenant's right to quiet enjoyment of the property.
Additionally, any attempt to increase rent must comply with the law's notice requirements:
- Six months’ notice for yearly tenants.
- One month’s notice for monthly tenants.
The landlord’s actions may be unlawful if these requirements are not met. You may file a complaint with the Rent Tribunal or pursue legal remedies if necessary. Let me know how you would like to proceed. Please contact us on 08096888818.
