Is right for a landlord that is start renovation two weeks before rented payment lapse and try to increase next payment immediately

Thank you for your question. According to the Lagos State Tenancy Law 2011, a landlord cannot unilaterally commence renovations during a subsisting tenancy without the tenant's consent, as this violates the tenant's right to quiet enjoyment of the property.

Additionally, any attempt to increase rent must comply with the law's notice requirements:

  • Six months’ notice for yearly tenants.
  • One month’s notice for monthly tenants.
