We would like to renovate our house because of major damage for the past years but we cant proceed since we dont have the land title of our house. Currently the land title is at my [name removed] as a collateral for loan. [Name removed] doesnt have any permit to offer such loan services. Now my father already died. How will we be able to get the land title since she will not give it without us paying the debt of our father that already died. What should we do?

You and your siblings should agree on how to pay the balance of the loan left by your father, regardless of whether the lender doesn't have any permit to offer such loan services. After you have paid the loan in full, you can now get the title of the land from the lender.
