Real property law - Deed of Donation

Hello, I read a Deed of Donation is needed to transfer a land title from a living parent to a daughter. Question: what are the requirements for someone else (ie. Me) to process the entire Deed of Donation documents for someone else (ie. My mother and sister) who lives somewhere else in the country? Please note that the land title is for a property in las pinas.
