Garage damage from water leaking through neighbor’s property

In United Kingdom
Zuletzt aktualisiert: Jan 25, 2026
I have a car garage, and the top of the garage belongs to someone else. It was leaking water from their heater or another source, and water was coming onto my roof all night. I have video of it. The neighbor demanded my tools, electricity, and roof. What legal options do I have?

Thank you for your inquiry. In the UK, you may have legal recourse based on the situation you’ve described. If the water damage to your garage was caused by your neighbor’s equipment or property, they could be held liable for any resulting harm, such as damage to your roof. Since you have video evidence of the leak, this could serve as valuable documentation should you need to pursue a claim.
In terms of the neighbor demanding access to your tools, electricity, and roof, they do not have a right to make such demands without your consent. If they’re asserting a property dispute, you might need to clarify the legal boundaries of the garage’s ownership and any rights to shared spaces. If you're in a shared building, the terms of any leasehold or property agreement may come into play.
You could consider discussing the situation directly with your neighbor, but if this escalates or isn’t resolved, you might want to seek advice from a property solicitor to explore options like a civil claim for damages or even an injunction if necessary. We would be happy to help you review the specifics of your case and recommend the next steps for resolving this matter.

Sincerely,
