Immediate Answer
Do not leave the house. Your landlord cannot force you to move out immediately or change your rent with only two weeks' notice. Under Nigerian law (specifically the Tenancy Laws of Lagos and other states), a landlord must serve you a valid Notice to Quit (usually 6 months for a yearly tenant) if you cannot agree on a new rent. The threat that a lawyer will contact you is actually good news for you: a real lawyer will know they must follow due process, which buys you significant time (months) before you can be legally evicted.
Your Rights in This Situation
1. The Rent Increase is likely Invalid due to Short Notice
A landlord cannot unilaterally increase your rent from ₦500k to ₦700k with only 17 days' notice (Nov 13th to Dec 1st).
Agreement Required: Rent increases typically require an agreement. If you do not agree to the ₦700k, the landlord cannot force it on you for the current cycle without proper notice.
Due Process: If you refuse the increase, the landlord's only legal option is to terminate your tenancy. To do this, they must serve you a statutory Notice to Quit ending your current tenancy so they can find a new tenant who will pay the higher rate.
2. You Cannot Be Evicted Immediately
The landlord’s demand for you to leave his house immediately because he rejected your half-payment is illegal.
No Self-Help: It is a crime for a landlord to physically throw you out, remove your roof, lock you out, or seize your property without a court order. This is known as self-help, and you can sue for damages if he tries this.
Required Notices: To evict you, the landlord (or his lawyer) must serve two specific written notices:
Notice to Quit: Since you pay ₦500k (likely yearly), you are entitled to a 6-month notice. If you pay monthly, you are entitled to a 1-month notice.
7-Day Notice of Owner's Intention to Recover Premises: This is served only after the Notice to Quit expires.
Action Plan: What You Should Do Now
Step 1: Document Everything
Keep a record of all interactions.
Save the call log showing he called you today.
Write down the timeline: Notified of increase Nov 13, Agreed to 600k verbal, Offered half payment, Landlord rejected and demanded exit.
If possible, send him a text or WhatsApp summary: Sir, strictly for my records, I offered to pay ₦300k now towards the negotiated ₦600k rent, but you declined and asked me to leave. I am still willing to pay my rent. This proves you are not a bad tenant refusing to pay.
Step 2: Tender the Original Rent (₦500k)
Since he rejected the half payment of the new amount, you should try to pay your old rent (₦500k) immediately.
Transfer the ₦500k to his account if you have the details.
If he rejects it or the account is blocked, keep the money safe. The goal is to show that you are willing to fulfill your existing tenancy obligation. If he takes you to court, your defense will be: I offered to pay, but he refused because he wanted an illegal increase.
Step 3: Wait for the Lawyer
Do not be intimidated by the lawyer threat.
When the lawyer contacts you, they will likely serve you a Notice to Quit.
Check the dates: If you are a yearly tenant, the notice must give you 6 months to leave. If they give you less time (e.g., 1 month), the notice is invalid, and you can challenge it in court, buying you even more time.
Step 4: Seek Mediation (Lagos CMC)
If you are in Lagos, you can visit the Citizens Mediation Centre (CMC). They handle landlord-tenant disputes for free and can call your landlord to order. They often resolve issues where landlords try to use police or force instead of the law.
