Question

Hello, I read a Deed of Donation is needed to transfer a land title from a living parent to a daughter. Question: what are the requirements for someone else (ie. Me) to process the entire Deed of Donation documents for someone else (ie. My mother and sister) who lives somewhere else in the country? Please note that the land title is for a property in las pinas.

You need a notarized SPA from your mother, authorizing you to process the transfer of the title from your mother's name to your sister's name. The SPA should also authorize you to process the payment of taxes at the BIR. Be sure also that the Deed of Donation contains the signature of your sister, signifying her acceptance of the donation.
