Can I cancel a prepaid apartment lease in Asunción if the landlord changed the terms?

I paid a deposit and first month’s rent, but before moving in the landlord increased the monthly rent and removed parking from the deal. I want to cancel and get my money back. What steps should I take and what documents matter most?

In Paraguayan law, a contract is 'law for the parties' (Art. 715 of the Civil Code). If you have already signed a document and paid the deposit and the first month's rent, the landlord cannot unilaterally modify the price or conditions (such as parking) without your consent. This is considered a breach of contract. To recover your money, these are the critical documents: a) The Signed Contract: This is your main proof that the price was lower and that parking was included. b) Payment Receipts: Legal proof (or transfers) of the security deposit and the first month's rent. c) Communications: Screenshots of WhatsApp messages, emails, or notes where the landlord informs you of the price increase and the removal of parking.
