Can I cancel a signed land sale agreement if the seller refuses to transfer the title?

I signed a land sale agreement and paid a deposit, but the seller keeps delaying the title transfer and won’t give clear timelines. I want to know if I can lawfully cancel the contract and recover my money, and what proof I need.

In land law, when a valid agreement to sell is executed and part payment of the purchase price is made, the seller is often viewed in equity not as an absolute owner but as a trustee or custodian holding the legal title for the buyer who has acquired an equitable interest.
