My father’s friend who already holds a golden visa of Dubai dated January 2026 is purchasing a villa on mortgage in Dubai.

For that mortgage this friend is asking for a plain white paper stating that I am his nephew and he is living with me at the mentioned address since a certain time, with my signature and my Emirates ID copy attached to submit to the bank (as he said).

But my blood-related sister already lives there with her husband and Ejari is in her husband’s name.

Also he needs my title deed that the house is completely under my name.

Is this really required? Or is it something sketchy here?

Providing a signed letter stating that someone resides at your address for mortgage purposes should be handled with extreme caution. In UAE banking and mortgage procedures, proof of residence is typically verified through official documents such as Ejari (tenancy contract), title deed (if the property owner resides there), utility bills, Emirates ID linked address records. A self-declaration letter claiming someone lives at your residence — especially when they do not — may be considered misrepresentation. Submitting incorrect residency information to a bank can lead to legal complications, mortgage rejection, or potential liability if the information is later disputed. In your situation, there are several red flags: The property Ejari is not in your name. Your sister and her husband are the actual residents. The bank normally verifies residency through official records. Requesting your title deed and Emirates ID copy adds legal risk. If false residency is declared and used for financial approval, you could unintentionally expose yourself to legal responsibility or future disputes. Before signing any document or sharing personal property records, it is strongly advisable to verify the requirement directly with the bank or seek legal guidance. To protect yourself, do not provide: False residency declarations; Copies of title deeds without clear legal purpose; Emirates ID copies for undocumented use. A lawyer can review the request and advise on safe alternatives that comply with UAE banking and property laws.
