Our highly skilled and knowledgeable Property Team, headed by Advocate Andrew Ayres, is focussed on providing you with expert advice, whether it be a residential or commercial property transaction. We aim to get your transaction completed swiftly, and in a friendly, personal way, so that you can concentrate on your move.

We have solid working relationships with all Estate Agents, Mortgage Brokers and High Street Banks, which helps to ensure a smooth and efficient transaction.

We can advise on all of the legal aspects of your transaction and, in the case of a residential property, whether it is a Local or Open Market property.  We also advise on incidental property documents, for example: building contracts, leases, licences, co-habitation agreements, boundary queries/exchanges and options to purchase.

If you are considering buying or selling a property, please give us a call to discuss matters further - 01481700072 - and ask for a member of our property team.   Alternatively email us at: [email protected]

Trinity Chambers LLP provide the full service required to get you to the final stage of attending Contracts Court and making your chosen property your new home.

Our services include:-

Undertaking a full investigation into the title of the property, its boundaries and the rights and obligations affecting it and its neighbours using various Conveyancing Resources;

Carrying out a site visit to inspect the boundaries and assess whether the rights in title are adequate;

Applying to the Environment Department for an Immunity Certificate;

Reviewing, amending, advising you on and arranging for execution of Conditions of Sale;

Meeting you and advising you in relation to the property and generally;

Drafting the Conveyance (title deed);

Handling monies, including redeeming any bonds on property you are selling and accounting to you in relation to the proceeds;

Attending with you in Contracts Court on the completion date; and

Doing whatever else is necessary to ensure that your transaction goes through quickly and smoothly, including liaising with your bank's advocates and the advocates acting for neighbouring properties when boundary rectification is needed.

The above is not an exhaustive list. Every transaction is different, and some can be highly complex.   We will be there for you to contend with whatever is expected of us.

Advocates firms generally offer their conveyancing services on a quotation basis, so please contact our property department on 01481700072 or email [email protected] for a quotation, either once you have had an offer accepted, or sooner so that we can give you an indicative quote based on the price on which you hope to agree.

Elder Law

Wills

Guernsey inheritance law was changed by the States very considerably in recent years in order to make it compliant with human rights obligations. It is now more complex than it ever was and it is more important than ever to seek advice from an advocate to make sure that your Wills are capable of giving effect to your wishes.

Where your relative dies but has not made a Will of Guernsey realty, or leaves a Will of Guernsey realty which does not specifically name the beneficiaries, you may need to apply for an Administration Order to overcome the title issue which these omissions sometimes create; we are experienced in dealing with such applications.

To find out more, please contact us below by email for details of our service and an estimate of the cost of your Wills.
